We absorb that whole chain — concept, drawings, engineering coordination, Dubai Municipality and DCD submissions, master-developer and OA permits where applicable, procurement, site execution and certified handover — into one in-house team. Concept development, space planning, 2D and 3D design, technical drawings, shop drawings for bespoke joinery, MEP coordination drawings, reflected ceiling plans and setting-out documentation for finishes. Drawings produced for both construction and authority submission.

Structural & civil works

Demolition where required, masonry and blockwork modifications, structural opening adjustments under approved engineering oversight, partitions, ceilings including coffered and bulkhead work, plastering and surface preparation for high-end finishes.

MEP overhaul

Electrical re-routing and panel upgrade coordination with DEWA, plumbing and drainage refresh, chilled-water HVAC works including FCU replacement and air balancing, fire and life-safety alignment with Dubai Civil Defence, and complete service re-coordination where the existing layout has reached end-of-life.

Finishes & premium specification

Italian marble installation and polishing (Antolini, Salvatori, Mutina), bespoke joinery and kitchen integration (Boffi, Bulthaup, Poliform), architectural lighting (Flos, Artemide, Vibia), designer sanitaryware (Antoniolupi, Dornbracht, Hansgrohe Axor), decorative plaster, microcement and feature finishes. Direct import where required.

Smart home, AV & security

KNX, Control4, Lutron, Crestron and Savant integration for lighting, climate, shading, audio and security. Home cinema and multi-room AV planning. CCTV, intercom and access control installed cleanly within the architectural language.

Pool, landscape & exterior

Where the brief includes external scope: swimming pool installation, hardscaping, outdoor lighting, planting strategy, facade enhancement and outdoor kitchen integration — sequenced into the same programme so internal and external works finish to the same standard.

Authority and community readiness.

Villa renovation in Dubai is rarely a private affair. Even on a single-owner plot, the work passes through Dubai Municipality for the building permit, DEWA for service modifications, Dubai Civil Defence for any fire and life-safety scope, and the relevant master developer or OA for community-side approvals — Emaar, Damac, Meraas, Nakheel, MBR City, Tilal Al Ghaf and others all have their own permit, hoarding, working-hours and waste-removal regimes.

Our engineering team handles the submission and approval workflow internally — drawings prepared in the format the receiving body expects, method statements, risk assessments and HSE documentation issued at the start of mobilisation. Clients are not asked to chase consents or argue with FM. The submission file moves through the M2 Atelier™ client portal alongside the programme and the procurement schedule, so the legal and operational status of the project is always visible.

MEP routes, structural openings, ceiling depths and waterproofing logic are resolved during design — not on site, mid-build. Drawings are coordinated against installation reality before they are issued to trades.

Long-lead Italian and European items are secured at procurement stage, not when trades arrive. Substitutions are never made silently — if a change is being considered, the client hears about it from us with the reason and the trade-off.

Both. A large share of our work is complete renovation of existing villas — strip-out, MEP overhaul, layout reconfiguration, structural opening modifications where approvals permit, and full re-finishing. We also deliver first fit-out on newly handed-over villas from master developers.

Can you work with our existing architect or interior designer?

Yes. Where a client has appointed an external designer or architect, we deliver as the build contractor and coordinate the design intent into buildable documentation, authority submissions and on-site execution. Our in-house design team can also lead from the brief if no external designer is engaged.

Do you cover pool, landscape and exterior works as part of a villa renovation?

Yes. Swimming pool installation, hardscaping, outdoor lighting, facade enhancement and landscape coordination are within our licensed activities (DED 4390013 swimming pool installation and related codes) and are sequenced into the same delivery programme as the interior works.
