A penthouse renovation is not just a finishes project.
Inside a Burj Khalifa-tier tower or any serious Dubai high-rise, the renovation is a negotiation with the building before it is anything else. Lift bookings determine when joinery and marble can move up. Working hours limit when trades can be on site. NOC requirements determine which works can even begin. Existing slab depths, fan-coil locations, chilled-water risers and structural cores determine what is buildable — and what only looks buildable on paper.

Controlled strip-out of existing fit-out within tower noise, dust and waste-removal protocols. Ceiling and partition reconfiguration where building rules allow. Wet-area relocation subject to drainage and slab analysis.
MEP, HVAC & fire safety
Electrical re-distribution, plumbing and drainage refresh, FCU replacement and chilled-water tie-in, air balancing, fire and life-safety alignment with Dubai Civil Defence and the tower's existing systems. Where the building uses BMS integration, MEP works are coordinated against that system.
Acoustic & environmental detailing
In-house soundproofing expertise — M2-developed wall, ceiling and floor systems refined through years of high-rise work, engineered for measurable sound attenuation between floors. HEPA-grade extraction during dust-generating works. Low-VOC paints and adhesives as the default specification.

Working inside Burj Khalifa, the Address and Vida residences, Burj Vista, Marina Gate, Bluewaters Residences and similar towers means working inside an owner-association and FM regime that has, quite reasonably, learned to be sceptical of contractors. Approved worker lists with photos and Emirates ID, building access pass requests, lift bookings, hoarding standards, working hours, dust and noise control protocols, daily clean-up — these are not negotiable, and the contractors who pretend they are end up off site.
Our pre-qualification dossier is maintained in the format the FM teams of those buildings expect: Trade Licence, Commercial Registration, Dubai Chambers Membership, MOHRE 08910521, VAT and Corporate Tax registration, DEQ Engineer 114406108 accreditation, insurance certificates (Public Liability, Workmen Compensation, CAR), method statements and HSE plans. It moves through the channels FM expects, in the format FM expects, before mobilisation rather than during it.

Yes. We work routinely inside Burj Khalifa, Address Residences, Vida Residences, Burj Vista, Marina Gate, Bluewaters Residences and other OA-governed buildings. Trade Licence 1398226 and DEQ engineering accreditation are issued at the start of each mobilisation, along with the method statements, risk assessments and approved worker list the FM team requires.
How do you handle the logistical constraints of high-rise work — lift bookings, working hours, dust and noise?
Lift bookings, material lifts, working-hours adherence, dust and noise control, hoarding standards and waste removal are managed by our project management team against the host building's specific FM regime. We mobilise with the documentation already in the format that building expects, so material movement and trade access begin on schedule rather than on permit-chasing.
Can you reconfigure the layout — moving walls, opening ceilings, relocating wet areas?
Subject to approvals and the building's structural and MEP constraints, yes. Wet-area relocations require careful drainage and slab analysis; ceiling reconfiguration depends on existing service depths; structural openings need engineering oversight and authority approval. We resolve these during design and present the buildable solution before site mobilisation, not after.
Do you handle full smart-home and AV integration in penthouses?
Yes. KNX, Control4, Lutron, Crestron and Savant integration for lighting, climate, shading, audio and security are delivered in-house. Home cinema rooms, multi-room audio and integration with Bang & Olufsen, Apple HomeKit, Google Home and Alexa ecosystems are coordinated alongside the architectural and MEP works rather than retrofitted at the end.
