Under the traditional model, the owner engages an architect or design consultant, then separately engages a main contractor (who subcontracts the trades), and arbitrates between them when problems emerge. Under turnkey, design and execution sit under one accountable party — so MEP routes, ceiling depths, structural openings and waterproofing logic are resolved during design rather than negotiated on site. Variations driven by handoff failures fall away.

Do you subcontract core works to trade companies?

No. Seventeen disciplines are kept in-house — project management, design, technical drawings, procurement, civil works, joinery, marble installation, electrical, plumbing, HVAC chilled water, fire and life safety, smart home automation, home cinema and AV, security, exterior works and FF&E. Every core trade is delivered under our own DED-licensed activities.

What kinds of projects suit a turnkey contractor?

Projects where the brief is substantial, the standard is non-negotiable, and the owner wants one accountable party rather than a committee of vendors. Full villa renovations, penthouse and full-floor apartment renovations, shell-and-core fit-out, technical re-engineering of underperforming buildings, and authority-led work inside Burj Khalifa-tier towers, Emaar, Damac, Meraas and Nakheel communities. Minor touch-ups, isolated repairs or single-trade decorative work fall outside the turnkey scope.

How does a turnkey contract handle changes to scope mid-project?

Variations are inevitable on serious projects — but they should be exceptional and visible, not silent and accumulating. We issue variations on the same channel as the original scope, with the cost, programme impact and engineering rationale stated up front. Specification substitutions are never made silently — if a change is being considered, the client hears about it from us with the reason and the trade-off, before any work proceeds.
